At this time of year, when the heat is knocking on the doors, many people will consider any construction that includes a pool among its equipment as a luxury. But true luxury, which is on the rise among private buildings for millionaires, is about being as sustainable and environmentally friendly as possible.

The new Villa Noon project by architecture studio Fran Silvestre Arquitectos and Cork Oak Mansion proposes a massive 2,041 m2 mansion built on a 4,503 m2 plot of land that will fully integrate with the landscape of Sotogrande’s Cadiz coast.

Mansion, which mansion? Designed as a series of circular planned and semi-underground interconnected buildings, the distribution of the mansion, taking advantage of the rugged terrain, reduces the visual impact on the environment. The first apartment is access to the house, connecting to the second apartment, which houses six bedrooms and a lounge with views of the coast. The third building contains a shared kitchen, dining room, living room and spa areas.

The flat roofs of the different buildings are covered with vegetation and form a green cover, which not only integrates the house into the landscape but also improves the thermal regulation conditions of the interior.

Water is neither created nor destroyed; transforms in this house. The house was designed to have minimal water impact and includes a system that collects rainwater, purifies it for domestic use and produces drinking water from ambient moisture.

According to the architects responsible for the project, “Atmospheric water production is achieved from photovoltaic energy, producing 90,000 liters per year with an electricity consumption of 0.2 kWh per liter. This water is of high quality and will be used for human consumption for both drinking and cooking purposes.”

A mansion that saves you money. One of today’s great luxuries is to maintain a high energy efficiency profile and prioritize energy production for self-consumption.

It will have an integrated geothermal system that draws its energy from the ground, solar panels and energy storage in batteries that will cover all the energy needs of your home and enough energy to power an electric car 90,000 km per year. According to the project organizers, the house produces “40 kilowatts of electricity” and “80 kilowatts of electricity through geothermal energy”.

A smart mansion. There will be underfloor heating, air conditioning and circadian lighting throughout the house, as well as a smart air conditioning system for all buildings.

The air conditioning of the indoor pool, the operation of the sauna and the internal elevator are integrated within this control system.

Luxury and privacy in an exclusive environmentThe new luxury building will be located in one of the most exclusive areas of the peninsula, in the urbanization known as La Reserva in Sotogrande. A 30-minute drive from 50 different golf courses.

The area was urbanized by the company Sotogrande SA, with capital from the American fund Cerberus and the British Orion. The new development is planned in the area known as: 15, referring to the number of homes planned there. This will guarantee your tenants the most absolute privacy and discretion.

All this exclusivity comes at a price: Villa Noon’s base price is 9.8 million euros, but this figure can rise to 11.4 million euros if the owner wants to add a guest house to the complex. Those preparing the project claim that all construction permits are ready so that construction can begin immediately if a buyer emerges.
